Project Thorny - 3 Bed Mid Terraced

BRRR Project

This 3 bed mid-terraced property was bought from a tired landlord who wanted out of the property game, and we were able to secure this off market for only £77,000. It took only 10 weeks to make this house a home including stripping the whole property (other than the kitchen which we were able to upcycle!) back to brick and complete the full refurb.

We spent £15,000 on this refurb and successfully re-financed at £120,000, leaving only a few small thousands in the deal.

This property now rents out to tenants for £700pcm, cash flowing £330 every month.

Project Crescent - 3 Bed Semi Detached

BRRR Project

We purchased this run down, 3 bed semi-detached property for only £65,000 after careful negotiations with the vendor, which was £15,000 under asking price. The property had been empty for over 5 years and needed a lot of work to get it back to a liveable condition.

The property was stripped back to brick, had a full damp-proof course, electrical re-wire, full new pipework and heating system, thermal boards fit throughout and fully renovated including external works to fix the cause of the damp.

The renovation totalled £40,000 and took 16 weeks from start to finish. The valuation came in at a whopping £160,000 which was what we predicted at the start, meaning it was an all money out deal PLUS an extra £15,000 to put towards the next project.

This property is in a desirable location which meant it rented out immediately for £800pcm, cash flowing £330 every month.

This project was completely funded by a silent investor who got a 10% return on their capital investment and provided me with a cash flowing asset to add to my portfolio without using any of my own funds.

This property was sourced, managed and refurbished on behalf of an investor client.
The project took 12 weeks from start through to completion in which time the property was stripped out, integrated with a new heating and electrical system and put back together to a high standard by our team of highly skilled professionals.
We designed and installed a bespoke kitchen featuring designer appliances whilst liaising with our client to ensure we worked in line with their requirements.

There was also a new high spec bathroom installed along with new woodwork, flooring and decorating throughout.
We also rendered the outside of the property after new window installation, leaving a tidy professional finish and striking kerb appeal.
The property was purchased BMV at £72k, we then carried out a £35k refurb and had it valued at £140k

The project was fully hands off for the investor meaning they received a hassle free turn-key investment
